North Bay Rd – $30M Waterfront Estate,

Miami Beach, FL - 2015

This 12,000 SF luxury residence is the first of three homes forming a private multi-estate compound on prestigious North Bay Rd in Miami Beach. The rear elevation features fully pocketing Fleetwood sliding doors, creating a seamless connection between interior living spaces and the expansive outdoor entertaining areas.

The project also included complex storefront glazing across the front and sides, requiring precise coordination of multiple materials and vertical alignments.

What made this technically challenging was the interplay of multiple cladding systems—stucco, IPE wood, and thick-cut stone—each with its own thickness, installation method, and reveal profile. Achieving consistent horizontal and vertical reveals across these materials required intense preconstruction detailing and sequencing.

Glazing was often the critical path, demanding meticulous coordination. I worked closely with the architect, builder, and installation team to ensure dimensions, reveals, and transitions were exact. At one point, the entire second-floor ceiling had to be lowered by an inch to align perfectly with the window frames.

This residence exemplifies the value of early coordination and obsessive detailing.
